Aware of our background in main-contracting and our relationships with finance providers, the client approached us as they were struggling to demonstrate commercial viability with the bank who were unable to lend without a robust commercial projection of build costs to measure against the likely end valuation.

Pre-construction

We advised that establishing a market-tested build cost would allow them and the lender to more accurately assess the commercial viability and total loan facility required. We managed the coordination of the pre-construction stage producing a bill of quantities and ran a full tender exercise with our established supply-chain and produced quote comparison reports to define the fixed build costs, recommend sub-contractors to deliver individual works packages and facilitate positive discussions with the finance provider.

Construction

We provided construction management support to oversee the works on site ensuring that CDM regulations were upheld, designs were coordinated effectively between the architect, structural engineers, M&E consultant, sub-contractors and the site manager. The client benefitted from their own resources including labour, plant and materials so we supported them practically through the self-delivery of the groundworks package to save them over £85k compared to using a sub-contractor.

Outcome

Our involvement helped the client raise the required development finance, gave the directors time to continue to manage their businesses, retained ultimate control for the project and saved the them over £400k on the project.
